Stephen went over and above what I would expect a real estate agent to do. He was always on time and extremely flexible with his schedule. He also offered numerous suggestions when it came time to negotiate!
One of the most memorable actions that took place during the inspection of the house we bought, was during a torrential down pour. The street gutter was completely full of leaves and was not draining the water properly. This caused the enormous amount of rain skip over the street gutter and drain into the owners driveway and flood the driveway and yard. Stephen went outside in the pouring rain (work attire and all) and removed the clogs in the street gutters on both sides of the street with his bare hands, which allowed the street gutters to work properly and lessen the impact of the water going into the owners driveway and yard.
The reason I bring this up is because I was extremely impressed with his desire to not only help me out (his client), but also help the home owner out.

My husband I decided we need to downsize our home so our son said it was a good idea to place it with a local real estate agent. Nothing really materialized with this relationship. In the meantime, we relocated to North Carolina and left the house on the market. After 3 months we were discouraged at the progress we made and our daughter said that someone she worked with had Stephen Simard and he sold her home promptly. I got the name and called and told him we were now out of state and still trying to sell our home. He said "No Problem" so he faxed us a contract, got access to the home and started marketing it. He had a few lookers but no offers. One family was interested in the home and the location and still had a home to sell out west. Steve and this family came up with an offer for us to lease the home to them for six months. They would pay the home expenses plus an amount to us for monthly rent. We went along with this plan and of course they needed to have it inspected and various other things came up that needed someone at the house. Steve said "No Problem". I can sit in your home and let the workers in and do my own work at the same time. This happened and the family was in the home by the holidays. About 4 months later, the family sold their own home out west and closed on our home with a lawyer who had power to attorney to act on our behalf and Steve. Everything went according to plan with Steve taking up any slack on our behalf. Steve Simard is a Real Estate Professional who will go the extra mile to sell your home. Steve is the best! This was our first home purchase and we were extremely nervous/inexperienced with the entire home buying process. Not only was Steve very patient and made sure we got to see every possible home in the area, he also gave great advice/recommendations. He recommended the best inspector for home inspection and worked continuously with us through the mortgage process ensuring we were getting the help we needed. He consistently made us feel like we were his number one priority and that was extremely important to us. Steve also works with a great program called "Homes for Heroes" that helps military, police, firefighters and teachers with the home buying process. Nobody knows the Granby area better than Steve!
